We aim to highlight all the points involved in renting the property. If you have rented previously, none of the below might be new to you however we aim to be helpful to all, so if you have not rented before, we trust that you will find the information provided useful. Should you have any questions, please don’t hesitate to contact us to clarify anything you like.

1 Application and securing the property

Once you have decided to rent a property, we require at least one or two weeks rent to be paid in advance depending on the moving in date. Such payment is called a Holding Deposit.

The payments towards your cost of administration and referencing is also required in advance, in addition to the Holding Deposit. This is needed to show your interest in the property, to enable us to take the property off the market and to proceed with referencing.

The Holding Deposit funds will all be deducted from your main payment due before moving in. The Holding Deposit is not refundable only if you withdraw your application or fail to provide references which you agreed to provide previously. Properties will remain available until all completed application forms, Holding Deposit and the administration fees are received by us. The completion and submission of an application does not guarantee the offer of a tenancy. This is subject to satisfactory references being provided in full and on time.

Please be aware that in order to satisfy the income criteria, your gross income should be equivalent to 2.5 times the monthly rent and you should be in permanent employment. If a guarantor is required, their gross income should be equivalent to 3 times the monthly rent (or share). A guarantor is required for all students and only a UK based guarantor can be considered.

Please note that if you do not meet the referencing criteria, you may have the option to pay the rent in advance (on a 6 month Tenancy you would pay 6 months up front and on a 12 month Tenancy you would pay up to 12 months in advance.) – subject to agreement by the Landlord or Managing agent

2 References

In order to secure the property, we will require a copy of the identification (driving licence/passport and a recent utility bill). Please note, that none EU citizens will be required details of their visa section. We will need to make sure that the term of your visa corresponds with the term of the tenancy agreement you would like to apply for.

Our referencing procedure can involve a third party, also a professional and independent company specialising in checking references. The referencing process can take up to 48 hours and costs can vary.

3 Final funds payment

Once referencing is complete and the tenancy agreement is prepared you are required to make the outstanding payment in cleared funds. We will require all funds to be cleared before handing you the keys, therefore this amount should be paid by banker's draft or in advance by bank transfer.

You are responsible for any administration charges to your own bank in relation to issuing you a banker’s draft. A Deposit must be paid at the start of your tenancy, prior to moving along with the first months rent. Our normal deposit amount will be equal to either one calendar month or six weeks rent (of the agreed rental amount).

All Payments must be made ONLINE, by CASH or BANKERS DRAFT. Personal Cheques will not be accepted.

4 The key to successful viewings

We will arrange a detailed report including a list of all the furniture items which belong to the property. The report will also highlight the conditions of the furniture and decorative order of the property.

In order to cover you and the owner (landlord) of the property, Gas and Electricity meter readings will be taken and registered at the start and at the end of the tenancy. The deposit will be secured either with “Deposit Protection Service” (the DPS) or ”My Deposit“ scheme in order to comply with current legislation and will only be refunded once the property has been vacated at the end of the tenancy.

5 Check-In and Check-Out

We will arrange a detailed report including a list of all the furniture items which belong to the property. The report will also highlight the conditions of the furniture and decorative order of the property. In order to make sure that all bills are correctly registered, Gas and Electricity and where possible Water meter readings will be taken at the start and at the end of the tenancy.

6 Your Deposit

The deposit will be secured either with “Deposit Protection Service”, (the DPS) or registered by the landlord with ”My Deposit“ scheme in order to comply with current legislation and will only be refunded once the property has been vacated according to terms and conditions of the tenancy agreement and the scheme used.
