1 Bespoke advice

This will include a simple discussion about the condition of the property. We help you see if something needs attention in terms of decluttering or maintenance.

We will advise if anything needs doing externally or internally. Lots of it is common sense, for example, keeping minimum furniture will help to make the property show its size better.

2 Property valuation

City & Town Estates will provide an accurate and fair valuation which will ensure that you can start receiving your rent sooner rather than later, as most of the landlord do want to have their property empty. We also will advice on how you can maximise your rental income as every property is different and should not be generalised.

3 Instruction

After you are satisfied with our valuation and our formal instructions are received, we will arrange for photographs to be taken in order to begin a full marketing of your property for lettings.

4 Marketing

By Instructing City & Town Estates to let or/and manage your property, not only will it be listed on this web site, but you will receive maximum Internet exposure with your property being advertised on a number of the leading UK property web sites such as Primelocation and Zoopla.

5 Viewings

All viewings are accompanied and carried out seven days a week between the hours of 9:00 am to 8:00 pm.

6 Presenting your property

Once the offer has been received, we will forward it to you together with all the relevant information about the applicant. These will include, information about the tenants and their occupations, the earliest date when they can start the contract, the initial length of the tenancy required, their furniture requirements.

7 Accepting an offer

Once the offer is formally accepted, we will take a holding deposit (Usually 2 weeks rent). The prospective tenants will be required to complete detailed referencing forms from an independent 3rd party acting on our behalf

8 Preparation of contracts

Once the references have been processed and accepted they can also be presented to the landlord together with the draft of contracts.

9 Inventories

We will also prepare your property to be let by arranging an inventory and all the required safety checks in order to comply with current regulations.

10 Signing of tenancy agreement

After all the checks and inventory have been prepared and the final funds required from the tenants have been paid we will arrange for both parties to sign their part of the Tenancy Agreement.

11 Hand over of keys

Once the contracts have been signed, we will hand over the keys to the tenants.

12 Lettings and Property Management fees

  • Lettings only: 7%
  • Renewal fee on 1st & 2nd year: 4%
  • 3rd renewal onwards: 3%
  • Full management: 6% (Chargeable on monthly basis)

13 Energy Performance Certificate (EPC)

Please be advised that all Landlords require an Energy Performance Certificate for properties being marketed for rent. Properties which already have the same tenant prior 1st October 2008 will not require an EPC until the property is available for rent at a later date. The EPC is valid for 10 years and is only required for properties that are self contained.

We can arrange for a full Energy Performance Certificate for £79.00 all inclusive despite the size of the property.
